Let’s take a look at some of the top reasons why a home buyer (and seller) should consider having a Buyer’s Agent involved in the Purchase Transaction.
- Conflicting Interests: Listing agents owe fiduciary duties to the seller, which may conflict with the buyer's interests. Their primary obligation is to secure the best deal for the seller, potentially putting the buyer at a disadvantage.
- Limited Advocacy: When a listing agent represents both the seller and the buyer as a dual agent, they cannot provide full advocacy to either party due to divided loyalty.
- Reduced Confidentiality: Information shared with the listing agent by the buyer may be disclosed to the seller, compromising the buyer's negotiating position
- Limited Guidance: Listing agents may prioritize the seller's interests over the buyer's, providing limited guidance and representation to the buyer throughout the transaction.
